Harold's Cross Upgrade

Nestled in a quiet neighbourhood, created by the prolific Dublin City Architect Herbert Simms, this house had a fantastic South and West facing garden that the owners want to capitalise on. By excavating down, a larger floor to ceiling height was achieved in the new ground floor extension whilst creating a garden room at the level of the foliage. A single store utility and porch attaches to the side and front of the house. Upstairs, a master bedroom with ensuite and walk in wardrobe completes the new addition. The extension construction is passive house standard with floor to ceiling triple glazing, full fill cavity, and decentralised heat recovery ventilation. Phase 2 involved external insulation and render to the old part of the house to tie in the two volumes. Phase 3 garden works are due to start 2017
