GILNA ARCHITECTURE offers a full range of services for our clients and can conceive and deliver projects through to completion. In each project I seek to develop the scheme in tandem with the clients through constant refinement and variations to ensure the best solution is reached and all options have been explored. This is achieved through sketches, 3D models and ongoing discussion with the client, consultants and builders.

I work on projects of all scales- each project brings its own challenges and opportunity to deliver a unique solution for you the client.

OUR PROCESS

This would normally be split into 4 stages. Each stage is billed separately. You may decide to hire Gilna Architecture on all stages or a limited service.

STAGE 1- Initial Feasibility & sketch stage

  • Visit site or house and carry out measured survey
  • Listen to the clients need
  • Identify the problems and explore potential solutions
  • Produce initial sketch design and order of costs highlighting potential for the project
  • Initial advice on project costs and timescales are provided.

STAGE 2- Developed design and planning

  • Develop the preferred solution with the client
  • Draw this up on computer and offer 3D visualisations so all can see what is proposed
  • Cost check ourselves or engage cost consultants
  • Energy check
  • Building Regulations/ Planning / Development Plan check and coordinate with other consultants
  • Apply for planning permission if required- A normal application takes 12 weeks before a final grant from a Planning Authority is issued. (Appeals further information requests will add to these times)

STAGE 3- Tender

  • Go through all aspects of the build and specification with the client in order to fully draw up and specify materials. This is to get an accurate return tender
  • Produce detailed tender drawings/ scope of works/ specification for pricing
  • Cost check
  • Energy check
  • Draw up list of suitable contractor to tender
  • Send out All documents to tenderers
  • Complete Preliminary Health and Safety Statement (separate appointment)
  • Appraise on tenders returned and appoint contractor

STAGE 4- On site

  • Visit site regularity in order to appraise build quality
  • Administer contract and issue certificates of payment
  • Certify works at the end in compliance with Building Regulations and Planning
  • Assess any snags and issue reports

ARCHITECTURAL FEE'S

The professional fees charged by an Architect are normally calculated as a percentage of the construction costs (standard services). An initial fee estimate is prepared based on the Client’s budget / project complexity or outline costs/sketches prepared by the Architect.

A fixed fee for the duration of the project can also be agreed between the Client and Architect. Payment of the architects fees are due upon approval of the various stages by the Client. Standard domestic work has four stages as outlined above.
